Galvanised Pipe Failure in Older Ogden Homes

Galvanised steel rusts from the inside out, so the pipe looks sound from the outside right up until the wall gives way. If your house was built before about 1965 and still has its original supply lines, this is the failure you are eventually going to have.

Why Ogden has so much of it

A large share of Ogden's housing stock predates the mid 1960s, which is when copper replaced galvanised steel as the standard supply material. Central Ogden, the East Bench and Washington Terrace are full of houses still running some original steel.

Galvanised pipe is steel with a zinc coating. The zinc protects the steel until it is consumed, after which the steel corrodes and the corrosion builds inward. The bore narrows, the wall thins, and eventually the wall fails. Utah's hard water accelerates the scaling side of it.

The important consequence is that inspection tells you very little. A galvanised pipe an inch from failure looks identical to a sound one. What tells you the truth is behaviour: pressure, water colour, and whether repairs are starting to cluster.

  • Rusty or brown water when a tap is first opened
  • Hot side noticeably worse than cold, because heat accelerates it
  • Two or more leaks on the same run within a year
  • Visible scaling at any fitting that has been opened

When repair stops being sensible

One failure on an otherwise functional galvanised system is a repair. The point at which it stops being sensible is when failures start clustering, because the whole run is the same age and the same condition.

We do not replace a section of galvanised with more galvanised. That simply relocates the next failure a few feet along, and it is a common way for a cheap repair to become three expensive ones. The section comes out and goes back in copper or PEX with a proper dielectric transition where the two metals meet.

A full repipe is a planned job, not an emergency one, and it should never be sold to you at midnight while you are standing in water. If we think you are heading that way, you will hear it as information, with no pressure to decide anything that night.

How do I know if I have galvanised pipe?

Look at an exposed run in the basement or crawlspace. Galvanised is dull grey steel with threaded joints and it does not attract a magnet the way black iron does but is clearly not copper. If your house predates 1965 and the pipes are grey and threaded rather than copper coloured, that is what you have.

Is galvanised pipe dangerous?

It is not a lead pipe, and the corrosion itself is largely an iron and zinc issue rather than a health emergency. The practical risks are failure and pressure loss. Older galvanised systems can have lead containing solder or brass fittings elsewhere, which is worth testing for separately.

Can you just replace the bad bit?

Yes, and that is usually the right first move. We transition to copper or PEX at the repair rather than putting new steel back into an old steel system.

How long does galvanised pipe last?

Commonly forty to seventy years depending on water chemistry and use. A great deal of Ogden's original galvanised is now well past that, which is why these failures cluster in certain neighbourhoods.
