Winter Plumbing Emergencies in Northern Utah
Winter failures here are concentrated and predictable. They cluster on the second and third night of a cold snap, they happen in the same places every year, and most of them are preventable with an afternoon of work in October.

The timing pattern
Calls cluster on the second and third night of a cold snap, and then again two days after it breaks. That second wave is the thaw, and it is usually the bigger one.
Pipes need sustained cold to freeze, which is why the first night is quiet. The splits happen during the freeze but the ice seals them, so nothing leaks until it melts.
That is the single most useful thing to know about Northern Utah winters. If you have had no water at a tap during a freeze, do not simply wait for it to return. Shut the main, thaw deliberately, and watch the pipe while the water comes back on.
Where it happens, in order
Hose bibs first, then crawlspaces, then north facing exterior walls, then garages, then anything serving an unheated or seldom used space.
The order holds year after year across the whole service area, and it is worth spending prevention effort in that order rather than uniformly.
Elevation shifts the timing. North Ogden and Pleasant View on the bench freeze earlier than the valley floor, and Eden, Huntsville and Mountain Green earlier and for longer than either.

Leaving a property over winter
Either keep it heated enough to protect the plumbing with someone checking on it, or drain the system down properly. The half measure of minimum heat with the water on is what produces the worst losses we see.
A burst in an empty property runs until someone finds it. In a seasonal home that can be weeks, and that is where the genuinely catastrophic water damage in this area happens.
If you are away for more than a few days in winter, shutting the main and opening a tap is a reasonable precaution even in an occupied street.
